SERVPRO® can extract water swiftly and mitigate damage

11/3/2023 (Permalink)

When flooding happens, regardless of the source, you need a professional service with years of experience and training to return your home to normal. A quick response means less property damage and lowers replacement costs.

Significant water damage I Phoenix home is not something many people even consider possible. We are well known for our heat and the desert (and the Suns of course) but not for rain or cresting creeks and rivers. Most damage to a home is not from those sources, however. Broken plumbing such as a leaking faucet can cause thousands of dollars in damage before the homeowner is even aware of it. Fortunately, SERVPRO has the skills and equipment to take care of it.

First, we inspect and secure your home. Technicians check for weakened sub-floors, crumbling drywall and electrical hazards. With the inspection complete, we board up the doors, windows, and other entrances to prevent loss from the elements, theft, and vandalism.

Now, we remove any standing water. If it is two inches or higher, our team deploys a set of sump pumps to get the job done. For amounts lower than two inches across the home, we use smaller water extractors. If the power is out, we also use one of the generators we maintain in our equipment inventory to ensure continuous electrical support.

Our next step is to examine the property no longer under water. There is always some water trapped in carpets and wood floors, so our SERVPRO IICRC cretified technicians use special vacuums designed to remove water without damaging the nape of the carpet or surface of the wood. If the standing water was high enough, there might be some amount behind the walls as well. If we find excess water, we use extraction wands to draw it out. In almost every case of standing water, we recommend removing and replacing any carpet pads. It is rarely ever cost-effective to attempt to dry them.

Next, comes examination and repair of the carpets. We look for thinning lamination and damaged seams. Since the lamination is what holds the fibers together, too much loss means that the fibers detach when vacuumed and the carpet must be replaced soon. We can repair damage seams quickly and cheaply, but if too many fibers near the seam have begun to detach, it is not cost-effective.

As we complete repairs, other technicians check the inside humidity and the moisture levels of the surrounding structural property. For high concentrations in both, we deploy commercial dehumidifiers to assist and quicken the natural drying process. Depending on the size, these machines can draw over 25 gallons of water from the air each day. We also use air movers to force airflow over surfaces to dry them and push the damp, inside air out of your home. The air movers are particularly useful with wet drywall that has not yet begun to crumble and structural property (kitchen cabinets for example) that was not under water. If we do not lower the moisture levels, physical damage continues to your home, and the threat of a mold infestation begins as well. Our goal is to make you feel "Like it never even happened."

Our last step is to perform a final inspection with you to show what we accomplished and make certain you are satisfied with our work. At SERVPRO of Litchfield / West Phoenix, this is not just a job. Every client is also one of our neighbors. Call us today at (623) 594-6033

Water Damage Experts in Phoenix

Nobody ever plans it, but accidents do happen. Sometimes disasters come in the form of a pipe leaking in your Phoenix townhouse. Whenever a pipe breaks, water gets into your townhome and causes damage.

During this type of situation, it is a possibility that building materials and contents inside your home get negatively affected. Whenever a pipe breaks inside your building, it is wise to call SERVPRO's professional water damage crews in Phoenix.

The first step to mitigating a problem inside your home is to repair the problem at its source. Our crews first make sure that there is not any more water leaking into the structure. Then our specialists assess the damage caused by the leak.

After our team determines all of the areas affected, we extract any water present. After all standing water gets removed, we use specialized equipment to extract more from carpet and hard surface floors. The next step in the mitigation process is the drying procedure.

It is possible in some cases that moisture causes damage to your building's structure. Sometimes building materials such as drywall and insulation get too wet, and removal becomes necessary. In other cases, building materials get dried out back to normal moisture levels.

One building material inside a structure that possibly gets damage when pipes break is insulation. Moisture lessens the insulating power of the insulation inside your walls. At times, water mats the insulation and causes the materials "R" value to drop.

Some types of insulation like fiberglass easily get dried without ruining its effectiveness. Other types of insulation such as cellulose and Rockwool get destroyed and removing the material becomes mandatory. When drying out walls with fiberglass insulation, our experts at SERVPRO pull your baseboard and drill holes into the drywall behind it so that air can get to the insulation located behind the wall.

When you call experts in to mitigate your problem, it often prevents you from being forced to replace contents and building materials. When dealing with any damage to your home, it is smart to call SERVPRO of Litchfield / West Phoenix at (623) 594-6033 for help 24/7.

SERVPRO has the equipment to detect hidden water damage

5/16/2022 (Permalink)

Water gun battles between kids is a great way to beat the summer heat in Phoenix, but children and teens sometimes forget to dump out the water in their toys before bringing them inside. These can leak, just like pipes and the underside of drains, forming puddles that then begin to harm your home.

Although the water from a few squirt guns may seem minute and of little importance, Phoenix homeowners need to know that water damage happens wherever water penetrates porous materials within a home. Water from leaks in pipes is a bigger problem because they continually have pressure behind them, forcing more water out than what a toy holds. Washing dishes in the kitchen or hands in the bathroom rarely creates any problems, but when the drain pipe comes loose from either sink's drain hole, water can drip into the cabinet.

Throughout your home, you have appliances that use water in one way or another – either to provide cold water and ice, to wash dishes or laundry, or to heat water for washing and bathing. Each of these has its own feed line and drain system. These hoses, tubes, and pipes can form leaks, weaknesses at joints and connections, or simply break, in ways very similar to the plumbing in your home.

Checking these water lines is crucial if homeowners wish to prevent water damage from happening around these appliances. The interior of appliances can also malfunction and create problems with water, so paying attention to the floor around each appliance is worthwhile. Puddles or slight dampness can indicate internal problems warranting repairs. After repairing, the appliance should be working correctly, but the water lost into your floor or carpet remains inside your home's living space.

SERVPRO is always available to assist homeowners in restoring their homes after water damage occurs. Any event that seems cleaned up and taken care of can still cause problems. This is the reason why inspecting and assessing occurs before the beginning of any work. Hidden water from a leak can continue to create problems. Using our water detection equipment takes a very short time and can provide lots of information for the homeowner and us.

The technicians at SERVPRO of Litchfield / West Phoenix hold certificates in Water Damage Restoration and Applied Structural Drying, ensuring that your home is fully restored and protected against future incidents. Contacting us at our local number, (623) 594-6033, can put a stop to water problems that harm your home.

Water Damage Clean up Service Costs

Factors Affecting Water Damage Remediation Costs

The cost of a water damage remediation project is determined by the size of the affected area and the type of water involved. Water is divided into three categories:

  • Category 1 is essentially clean water. Because it generally does not imply serious health and safety concerns, this is the least expensive type of water remediation. This type of water usually comes from a burst supply pipe or a faucet left on.
  • Category 2 is dirty water that is not seriously contaminated. This type can come from an overflowing dishwasher or washing machine.
  • Category 3 is water that is dangerously contaminated, such as raw sewage. This type of water poses serious health and safety risks and repairing damage from this kind of water is usually expensive.

The cost of the project also depends on the size of the affected area. Repairing damage in a relatively contained area will be less expensive than an entire house remediation.

Price Range For Water Damage Cleanup

The cost to fix water damage varies greatly depending on the area and type of damage. Damage from a leaky roof is usually contained to a small area and involves category 1 water. For this, you can expect to pay a few hundred dollars.

A burst pipe affecting a larger area can cost tens of thousands of dollars. This kind of water damage can affect a wider area. It also depends on whether the water came from a supply pipe with clean water or a discharge pipe with category 2 or 3 water.

Flood restoration costs range from $7,800 to $26,000, depending on the depth of the water, according to the National Flood Insurance Program.

Optional Services

Minimize the cost of water damage cleanup by starting to dry the area and your possessions within 24 hours.  Mold will begin to grow if water remains longer than 24 hours, and removing mold will incur further costs.

To minimize the area affected by water damage, shut off the water supply as soon as a leak is detected – the sooner, the better. A simple water alarm can detect moisture and automatically shut off the water supply. This costs between $50 and $150. These devices can prevent large-scale flooding from a broken appliance or water heater, saving you thousands of dollars.

SERVPRO Technicians Remediate Water Damage Whether it Occurs in a House or an Apartment

2/24/2021 (Permalink)

Water Damage - image of building Water damage occurs in apartments just as often as it does in houses. Should your apartment suffer water damage, contact SERVPRO for remediation.

Many of the residents living in Phoenix rent their dwelling instead of owning their home. Both have different benefits but renting usually leaves the landlord or property manager responsible for the cost of any necessary repairs. However, when damages happen because of carelessness on the tenant's part, even when unintended, this responsibility often reverts to the tenant.

Tenants in Phoenix can rely on water removal services to help them out after forgetting to shut off a faucet or a tenant-owned appliance sprang a leak. Quickly responding to such emergencies shows responsibility on the tenant's part, which can help prevent damage to other rental units as well as your own apartment.

Damages from any action on the tenant's part often render any deposit paid at the beginning of a rental contract non-refundable. We can help you undo the damage that might cause you to lose your deposit and keep your landlord happy by extracting the water quickly. We maintain our equipment, so it is always available and in excellent working condition. Responding as soon as we get your call enables us to minimize any damage that might otherwise occur.

Our quick response and arrival to an apartment often saves the carpeting involved in the accidental overflow of water. Part of this success is because internal water often carries no or little contamination that outside sources of water carry. Interior-sourced water can pick up contaminants from items inside your home, though, such as pet boxes, powdered pesticides, and some household cleansers. We provide an appropriate response when this occurs.

Wood flooring often suffers considerably when water covers them for extended periods, but we can prevent damage through the use of heated floor mats that extract moisture and then deposit that water into attached containers. Wherever water travels within your apartment, we can track it down with our moisture readers and thermal detection units.

Understanding the many responsibilities tenants have toward other renters and their landlords, SERVPRO of Litchfield / West Phoenix wants to help in any way possible when a problem requiring water removal arises in your apartment. To receive knowledgeable and friendly technicians who can perform the work necessary, call us at (623) 594-6033. Always ready to take your call, 365 days a year, we can help you make it “Like it never even happened.”

Sewage backup This flooded bathroom was caused by a sewage backup - Category 3 water

Water damage restoration is often prefaced by a loss assessment and evaluation of affected materials. The damaged area is inspected with water sensing equipment such as probes and other infrared tools in order to determine the source of the damage and possible extent of areas affected.

In addition to identifying the classes of water loss, it is also important to identify the state of the water effecting the damaged materials. Simply put, how clean or dirty is it? There are three categories of water damage:

Category 1: Sanitary Liquids

These liquids are from sanitary sources such as faucets and toilet tanks, but they can quickly degrade into category two liquids.

Category 2: Grey Water

These liquids come from sources such as dishwashers, washing machines, sink drains, and toilet overflow (urine only), and contain contaminants that may cause illness or discomfort if ingested.

Category 3: Black Water

These grossly unsanitary liquids include sewage backup, feces contaminated toilet overflow, flooding from rivers or streams, and bacteria laden stagnant liquid, and can cause severe illness or death if ingested.

Water Damage Cleanup and Service Cost

6/22/2020 (Permalink)

Water damage The cost to fix water damage varies greatly depending on the area and type of damage.

Finding Water Damage

With the warmer months looming in front of us, preparing our homes and ourselves can engage using many different activities in our Phoenix homes. Locating decorations and seasonal clothing can take us to places in our homes that we rarely occupy.

Phoenix residents who find signs of water damage during these transitional times should regard them as having at least two primary warning signs. Firstly, a water source that should not exist is present in your home, and secondly, other damage most likely exists but remains hidden from your view. Our courteous and highly trained staff assists many homeowners with similar situations, mitigating the current damage and preventing future problems.

Secondary water damage, such as mold and mildew, can also create problems for homeowners. Having these two varieties of microorganism in your home and growing out of control can cause both adverse health effects and structural damage. Other types of water damage include the ongoing deterioration of drywall, ceilings, carpeting, and the development of musty smells. The dust can increase ina home with water damage because of the disintegration actively happening. As fibers in furniture break down, fragments of the cloth become airborne and settle everywhere.

Highly trained and experienced, SERVPRO technicians are dedicated individuals who enjoy working with homeowners to protect their homes and belongings equally. Knowing how each material in a home can suffer when exposed to water helps make our job possible, and with excellent results overall.

Seeing paint that seems to have started peeling recently, or stains on walls, can pinpoint where the accumulation of moisture exists, but finding the source of that water can provide us with the means to protect your home from future, ongoing problems. We use moisture-sensitive detection units to locate the places where water, even in tiny amounts, comes from inside your residence. Many times, the locations discovered are minor problems with simple fixes.

Pipe leak damage Small leaks can lead to severe water damage in your home, call SERVPRO to remediate the damage

Water damage in your Phoenix property

2/19/2020 (Permalink)

Water damage at your Phoenix home Rely on SERVPRO for wter extraction and clean up in your Phoenix property.

When flooding happens, regardless of the source, you need a professional service with years of experience and training to return your home to normal. A quick response means less property damage and lowers replacement costs.

Significant water damage in a Phoenix home is not something many people even consider possible.

There is always some water trapped in carpets and wood floors, so our SERVPRO IICRC industry certified technicians use special vacuums designed to remove water without damaging the nape of the carpet or surface of the wood.

Burst Water Pipes Lead to Damage in Phoenix Area Homes, Contact SERVPRO for Water Removal and Cleanup

Phoenix Area Homeowners Rely on SERVPRO for Water Removal and Cleanup Services

Your Phoenix home might get well maintained year-round by your persistent efforts of precautionary measures and preventative approaches. Even with your dedication to the high quality of your house, there is always the distinct possibility that you could suffer a water emergency by causes that are entirely out of your control. With fast reactions, you can prevent your house from suffering flood damage, but that does not mean that it does not still require professional restoration services to return to normal.

With the varying degrees of water damage that could affect your Phoenix residence, you might find yourself unprepared for what you face when the time comes. Typically, one of the most likely sources of this damage comes from aging plumbing in the walls of your home. If you still have metal materials that make up the bulk of your indoor piping, an influx of pressure at the appropriate time could cause a section to rupture, or connections to fail.

Fortunately, our SERVPRO technicians get specially trained to handle all manner of water damage that could present itself in your home and have the most effective means of restoring these areas. We get to work right away in establishing the far reaches of the water damage that you face, and ensuring that the supply of this water has gotten disconnected until repairs and restoration can get completed.

With indoor plumbing, a lot of these pipes are hidden in the walls and in between the floors of your house to stay out of sight. Unfortunately, this fact puts these structural materials in line to take the brunt of the damage when a pipe bursts. While drying and cleaning surfaces can sometimes salvage them and bring them back to their normal conditions, there are also times where the damage is too severe, and the materials must get removed via controlled demolition efforts. This process prepares your home for reconstruction to follow the restoration.

There is nothing that can adequately prepare you for water damage to your home. The best that you can do in these situations is to trust in the expertise and professionalism of SERVPRO of Litchfield / West Phoenix. Our certified technicians can work to restore your home and return it to normal as quickly as possible. Give us a call today at (623) 594-6033.

Wet insulation needs to be properly dried out before mold appears. Should your home face water damage after an incident, contact SERVPRO immediately.

SERVPRO Technicians Have the Experience to Thoroughly Dry Out Your Property After an Incident

At times, water mats the insulation and causes the materials' "R" value to drop.

Water Removal for a Soaked Phoenix Apartment

1/21/2018 (Permalink)

Water damage occurs in apartments just as often as it does in houses. Should your apartment suffer water damage, contact SERVPRO for remediation.

SERVPRO Technicians Remediate Water Damage Whether it Occurs in a House or an Apartment

The Responsibility of a Homeowner in a Water Loss.

12/8/2017 (Permalink)

It seems obvious, but the absolute first thing you do when encountering a pipe burst and water pouring through your home is turn off the water. You need to have at your disposal a water meter wrench(you can get this for less then $20.00 at your local hardware store). Some houses and most commercial properties have a main water shut off valve inside the house, but most do not, and its important to train everyone from teenagers to seniors how to use the wrench to cut off your water meter. The difference between a  500 gallon water loss and a 50,000 gallon water loss can be enormous. Next call us, SERVPRO of Litchfield/West Phoenix at 623-594-6033 and your insurance agent. We can refer a competent plumbing company  to repair any damage to water pipes. If you call a plumber first, please beware of those who offer to have "someone they trust" come to remove the water and dry out the house. In Arizona it is not unusual for an independent water restoration company to pay referral fees up to $1,000 to the plumber who gets them the job. This fee is added to the cost of the job, which will ultimately drive up insurance rates. Our goal is to return your house to pre-Loss conditions as affordably as possible. Just remember this: We are...faster to any disaster.

SERVPRO Dries Water Wet Homes in Phoenix, We Don't Do Dogs

SERVPRO Expedites the Drying Process to Reduce Damage by Water and Moisture

Your property is likely to deteriorate and after a damaging water incident and therefore it is advisable to seek restoration services as a resident of Phoenix. Trained technicians work towards mitigating any further damage that your water-damaged property and structures are likely to suffer. Below we are bringing to your attention some of the duties that the trained crews perform during the restoration process.

Water damage restoration technicians in Phoenix understand the drying theory, and that is why certified companies like SERVPRO succeed in their work. The time that a structure takes to dry is affected by four key factors, namely: temperature, air movement, humidity and the amount of water that should evaporate. The drying process seeks to seek an equilibrium, and that is why moisture migrates from wet to dry surfaces. We dry to hasten that process.

Heat must be available to increase the rate of drying since the heated air holds much moisture. Whenever the desired temperature is not present, SERVPRO technicians heat the air with the use of portable heaters. As evaporation takes place, moisture fills the surrounding and dehumidification follows. Our technicians from SERVPRO adopt a Balanced Drying System - that comprises of a closed system and an open system - to balance the two processes.

Under the open system, the moisture within the structure is allowed to mix with dry air - which is usually outside the structure. For that to occur, restorers ventilate the area by using air movers or fans, and opening windows is also an option. For the method to work, the inside air should have more moisture than what the outside air has.

When using the closed system, closing off the affected area from the outside air is necessary. Then specialized equipment is used to do dehumidification of the air within the structure. By using air conditioners, dehumidifiers, and air movers, the process is made possible, and it is easy to conduct thorough drying after that.

SERVPRO of Litchfield / West Phoenix readily offers assistance to all mold, fire, water, and storm damage disasters with the urgency they deserve. Call us at (623) 594-6033 to be served by a trusted industry leader.
